Move-Down Buyers Can Be Eligible For Tax Credit Too

Move up, move down, move sideways; it just doesn’t matter. Whichever direction you move, financially, you may still qualify for the new tax credit available to current homeowners. It is unfortunate that the credit has too often been characterized as a credit for “move-up” homeowners. The phrase carries the implication that the new home must cost more than the sale price of the former one. Indeed, even the November 6 White House Press Release said that the credit would be available to qualified homeowners who “wish to step up to a new home.” Same implication.

    What it does: Find homes for sale using built-in location finder.
    Why it’s cool: Tap quick links to see nearby Open Houes today or this weekend.

Maine Govenor's Race – Les Otten "Throws The Hat In"


As reported by the Bethel Citizen last week, the above headline left me wondering why he was quitting the race. After reading the full story, the term ”Throws The Hat In” actually meant that he was entering the race for Governor instead of quitting. After speaking with a few other people, I noticed that 50% thought the same as me. Where does this saying originate and what is the real meaning of “throwing in the hat”?

I did notice that in the classifieds real estate section, one could pick up several new log cabin homes for under $200k each. In this ski resort area those homes would have been a decent buy a couple of years ago. It is still a great time to buy! Interested? Give us a call at 207-784-2525

Close to 74,000 Taxpayers Misuse Home Buyer Tax Credit


December 2009, the Treasury Inspector General for Tax Administration, concluded “The IRS is unable to verify eligibility for the majority of Recovery Act benefits at the time a tax return is processed.” as reported by the New York Times. More…

There should be more information available for consumers to avoid any confusion on this fine program and shame on those people circumventing the law for personal gain.

Our Auburn Maine Real Estate 2009 Year End Review


As the year comes to an end, every year, I sit back and reflect on where the time has gone and how productive we were. I always first count my blessings and then, nothing else seems to really matter.

As a company…. in this housing market of declining REALTORS, worst market in decades, foreclosures, short sales, unemployment, etc. etc…., we have maintained! We actually grew by hiring a listing specialist. Her name is Michelle Ames and we are very excited to see her start next week. Of course it is a bit slow this time of year as it is every year in this industry, I believe we are beyond the dip and have gained momentum for 2010. Our team of 7 has a positive outlook and we all grew to adapt, from admin to buyer specialists and from CEO(Sue) to myself. (I just wish our average sales price in the Lewiston Auburn area were a bit higher than it is!) We look forward to starting up new client relationships for 2010.

Personally…. I have freed up a lot of my time from distractions (commitments). I said goodbye to the snowmobile club position of Webmaster and Club Reporter and I ended my term as President of the Kiwanis Club of Auburn-Lewiston Maine. I still serve on the Board but it is not nearly as busy. I now spend more time online for the real estate business. My oldest daughter is engaged and is wrapping up her final semester in college while my youngest, second year of college, is finding out that life isn’t all fun and games. It’s hard to see them realize that life is what they make of it and that they need to apply themselves to a career. (Heck, I still don’t know what I want to do when I grow up!) The bright side…they both express interest in working with Mom & Dad in the real estate industry right her from Auburn Maine! – We all have our health, saw family during the Holiday, and made many friends this past year and grew in faith.

Thank GOD! What more can you ask for?

The National Association of Realtors reported to its membership that early this week the Senate will be voting on 2 amendments that would extend the 1st time homebuyer tax credit.  NAR is supporting the Dodd-Lieberman-Isakson amendment since it extends the credit to June 30, 2010 and expands the credit to all buyers (with income limits of $150,000/$300,000 for single/married taxpayers) not just 1st time homebuyers.

The 1st time homebuyer tax credit has given a boost to the Maine Real Estate market for both buyers and sellers.  Extending this will help to continue this trend.

Please contact Senators Snowe and Collins and ask them to support the Dodd-Lieberman-Isakson amendment to extend the housing tax credit. You can send email directly from their sites, or get phone/fax info at: Sen. Snowe: http://snowe.senate.gov or Sen. Collins: http://collins.senate.gov.
