Recent changes with Fannie Mae and Freddie Mac have made qualifying for a home loan a little more challenging for a lot of buyers. Some of my real estate networks predict that HUD might soon adopt similar guidelines for…

Maine Real Estate Tips: Repairs Part 2

As I recently wrote about, when you sell a house, the buyers will more than likely have a home inspection completed before they sign the contract. The inspector may turn up something that needs attention or repair, and after the inspection, the buyers may produce a list of items they want repaired as a condition for moving forward on the sale.

When you get the buyers’ list, remember that some…

Lewiston Maine Home For Sale On College Street

Are you looking for a good-sized, well-maintained home that is close to all the amenities, AND in move-in condition? One of my favorite listings right now is located at 462 College St. in Lewiston, ME. This cute, single family Cape Cod home has three bedrooms, two baths, and a huge two-level deck.  Your children, friends and family will enjoy the private fenced-in back yard— it will be great for outdoor recreation and entertaining. The first floor of this 1892-square-foot home offers formal living and dining rooms with built-ins, fabulous hardwood floors and a beautiful fire place, along with a cozy den and eat-in kitchen. The first-floor master bedroom suite is large, with cathedral ceilings, sliders out to the large deck, with a granite vanity and ceramic tile bathroom floor.  There are two more large bedrooms upstairs — perfect for kids or hobbyists with built-ins and a full bath. The walk-out basement also offers opportunity for future expansion. This home is a must-see! Click here to see photos: http://www.meservier.com/MyHomeDtl.asp?homeid=1118826

Maine Home Buyers & Sellers ~ Negotiating Factors | Maine Waterfront Real Estate

Negotiations for the sale of your home can be affected by emotional factors. For example, it is easy to be offended by someone who is making an offer on your property. Even if the buyers love your house, they are trying to negotiate the best possible price and terms. They probably will not let you know how much they want your home until they have negotiated a purchase agreement.

Your kitchen can make or break a buyer’s decision to buy your house or not

Kitchens

It’s a tried and true theory- Buyers tend to have less interest in buying a home with outdated kitchens, whether they cook or not, and a well-done kitchen absolutely can sway a buyer’s decision. Savvy shoppers know the cost of a kitchen remodel keeps escalating.

Many kitchens don’t have to be gutted to work and look better. A few tweaks often can make it more enticing, such as:

  • Go simple! Less cabinet ornamentation
  • You don’t need granite! An attractive man-made stone countertop in a new white-white
  • Use glass tiles! For example, a luminescent glass-tiled focal wall
  • Go large! A floor tiled with 24-by-24-inch porcelain squares is modern and dramatic
  • Modernize! Energy-efficient LED lamps in swank fixtures
  • Think universal! For the aging population, having everything in easy reach is a plus
  • Zones! Besides separate cooking, prepping, cleaning, and eating stations, kid areas are useful

My job is to help educate buyers about the latest trends that make sense for their lifestyle (and later for resale), and to help sellers know which changes attract the widest group of buyers.

Maine Home Builders Diversify to Survive Slowdown

Builders are finding that their survival in the weak new-home market depends upon creativity. We have seen them branch into interior renovations. High-end custom builders are serving homeowners who have decided to stay put, erecting new decks, sun rooms, trellises, arbors, potting sheds or other structures to make their existing homes more enjoyable. Additionally, some builders now serve as consultants, helping real estate agents identify and fix structural defects that impede home sales.
If you are in need of a good builder or structure consultant, please call Meservier and Associates at 784-2525. I will be happy to offer a few suggestions for the Lewiston-Auburn area, along with surrounding towns.
